Chas S. Middleton and Son has the privilege of offering a fantastic smaller combination grazing and hunting unit in the highly desirable area of Northeast New Mexico. This ranch shares boundary fence with the famous Bell Ranch for 4+/- miles and has excellent access off county roads and paved NM Highway #419. Deer Canyon Ranch is located approximately 6 road miles from the ranching community of Mosquero, NM.

Historical operation of this ranch has been to graze yearling livestock from mid-April through October. Grama and buffalo grass production has been superb this season. Under normal conditions a very conservative stocking rate of a yearling per 15-20 acres is perfect for this ranch. Primary hunting on the ranch consists of pronghorn antelope and mule deer. The ranch received 2 landowner authorizations for buck pronghorn antelope from Game and Fish in 2017. Mule Deer hunting is available on the south portion of the ranch. Owners have noted that elk have been seen on occasion on the south portion of the ranch.

Terrain on the ranch varies from open prairies on the north 4,300 +/- acres to moderate rolling terrain and steeper piñon juniper hillsides on the southern portions of the ranch. The terrain on the south allows an owner to vary livestock production to either yearlings or a cow/calf operation with the added protection of draws and tree cover during winter storm season. Elevations on the ranch vary from 5,100 to 5,500 +/- ft.

The ranch is fenced into 9 pastures and 2 traps. Interior and exterior fencing is comprised of four and five strand barb wire. New swing gates are found on the north portion of the ranch. County roads and two track roads provide easy access to all pastures on the ranch. Fencing is functional and is considered to be in fair-good condition.

The primary water sources consist of 4 solar powered wells with submersible pumps, 2 windmills, and 3 springs. Underground pipelines service drinkers at well locations and in strategic locations within the ranch. There is one main storage tank storage tank located on the state trust land. This storage also provides water the headquarters. Seasonal earth stock ponds and lakes are located throughout the ranch in all pastures

The Deer Canyon Ranch is improved with an easily accessed modest camp type headquarters area consisting of an older home, barn, equipment sheds, storage shed, and metal storage containers.

As mentioned above, big game on the Deer Canyon Ranch consists of mule deer, pronghorn antelope, and an occasional elk. With proper management and development, a small recreational hunting operation is a viable supplemental income generation source on this ranch.

Being located in Northeast New Mexico, the history of this area is fascinating with awesome stories ranging from the challenges passing along the Santa Fe Trail to cowboy gunfights in the nearby community of Cimarron. Folsom Man, Jicarilla Apache, Comanche and Kiowa Indian Tribes, Mountain Men, and Lucien Bonaparte Maxwell all called this area home. Today, large ranch ownerships in Harding County consists of the vast 290,000 acre Bell Ranch, the Tequesquite, and F and F Cattle Company.

Not to be overlooked are the aesthetics of the Deer Canyon Ranch. Approximately 60 miles to its west lies the beautiful Sangre de Christo Range. Its snowcapped peaks are spectacular in winter months. Recreational access to Angel Fire, Taos, Eagle Nest, and Red River are easy from the Deer Canyon Ranch.

Mosquero and Roy, New Mexico are the closest communities near the Deer Canyon Ranch. Roy has a small community grocery-hardware store, and a fuel station. Mosquero is the county seat for Harding County. There is a restaurant in both communities, and these communities have active school districts for families with smaller children.

Real Estate taxes on the Deer Canyon Ranch will run $700 +/-. New Mexico State Lease fees are roughly $750 +/-. Any and all minerals on the ranch are to be transferred to a new owner.

In summary, the Deer Canyon Ranch has it all for a small grazing and recreational unit. This working livestock ranch is priced to sell on today’s market at $439 per deeded acre or $2,400,000. The New Mexico State Lease will transfer with the sale. If you have been searching for a small ranch that will provide you and your family with all you could ask for, this offering deserves your attention.
