It is 120 acres in total, including a fenced 8-acre hayfield. It is about 10% wooded (with mostly Water Oak and Live Oak). It has some areas of scrub brush, but it isn’t very thick, and cattle cannot conceal themselves in it very well. It has a creek running through it, with a VERY good bridge across it. It has a tank (pond) on it that is about 1 - 2 acres (depending upon rainfall). The pond has some fish in it. The property needs mowing, as the previous tenant has been negligent in maintaining it (as was one of his obligations specified within the terms of the lease agreement). However, it won’t take much effort to get it into shape. I could do it myself should it become necessary. The property is completely land-locked. This makes for good security should someone desire to graze expensive cattle on it (as my previous tenant had registered longhorns). The property has excellent motility. Many years ago, numerous ruts and mud holes had formed from running tractors and an old jeep around the property (as is typically the case with most pasture-land). Since it is very important to be able to patrol pastures in order to monitor livestock, the mud holes along the paths around the property were filled in and built up into slight mounds. This is a major plus. The tenant that I’ve had over the past 15 years is getting out of the cattle business. He no longer has time to look after his cattle nor the property. The purpose of this notice is to initiate an auction process to secure another tenant (which is what I did to get him). Given its proximity to a major metropolitan area (Houston), and the other attributes mentioned above, it should garner a lot of interest. The bidding will start at $40/acre/year ($4,800/year).
