Must have reliable transportation. There are multiple possibilities for the right candidate and we will need to discuss and negotiate details of each individual situation. Basics of the offer: • 1100 square foot, large 1 bedroom, very nice home with full kitchen, bath, and laundry. House is furnished, but you are welcome to bring your own furniture if desired, but all appliances are included (fridge, washer/dryer, etc) • Most utilities included: cable tv, wifi, water, trash. Upto $50 electric OR you may be required pay electric for your house and may be required to pay electric for all barn/horse related areas depending on how many animals you bring to the property/if you choose to start your own business. • Private gated entrance in a quiet neighborhood, close to lots of amenities. • There is a possibility of a live on property ranch hand, who will be responsible for grounds maintenance/mucking, and feeding of horses. (for up to 5 horses.) We will pay them for basic maintenance, etc. If there are extras you require such as caring for/picking up after more than 3 of your own horses and/or cattle you may be required to add to their pay. If we are paying Ranch Hand a salary you will not get a salary for the house. If you choose to do yard/grounds maintenance you will be given said salary. • Ability to ride off property or short trailer ride to several close equestrian trails/facilities • Use of owner’s front loader, dump trailer, and other equipment needed to perform duties • Use of property to run or start your own horse training business (insurance required) o There are 15 – 30’x15’ covered stalls in 2 separate barns o 1 acre lighted roping arena o Covered cattle pens o Large shed with AC for tack o Washer and Dryer in tack room o Wash stalls with hot and cold water o Shade covers for parking o Shade covered with slab hay barn – holds 4 squeezes of hay What is expected: • Oversight of ranch hand(or ranch hand duties if expecting salary) • Repair of anything that breaks • Maintenance of horse area property and equipment (ranch hand will mow/trim) • Maintenance of the arena footing • Working with owners 2 horses on a daily basis: exercising, continuing the maintenance program for fitness and keeping horses’ minds and bodies tuned up, addressing and correcting any problems/issues as they arise/as needed. (2 hours/day 5-6 days per week expected) • Poss. ferrier work of owners 2 horses (if skill set allows) • If multiple large animals are brought onto the property you would be expected to help ranch hand with disposing of animal waste (I.E. hauling manure to dump. We get one ton free per month but if there is more than that you would be responsible for the cost and transport) Rent vs Pay will depend upon: • Skill set in training/farrier of owners horses • Skill set in ability to maintain property • How many animals are brought on the property • Is a business being run • After 6 months we can reassess What we DO NOT offer: a ranch truck, health ins, workers comp, a side of beef, summers off, paid vacation (especially if you have your own horses) a larger salary to take care of your own animals and start your own business, a party pad, handouts.
