16 stall horse barn.

Insulated show barn with 16 permanent stalls. Automatic waterers in each stall, Pro panel feeders in each stall, rubber mats in each stall, wash rack with hot and cold water, heated restroom, large tack room. Large area connected at north end of barn for hay storage. Asphalt paved center barn aisle. Barn is made wide enough to drive a truck and trailer inside. Timed Fly system and timed lights. Electric garage doors at each end of barn for tight closure during the winter. Super nice horse barn for a trainer to move right in and go to work. Lighted arena 150ft wide and 300ft long with roping boxes (Not covered). Solid walled round pen as well as a lighted 115ft. larger round pen with cattle access. Limited pasture turn outs that will be shared with the owners. Electricity on the barn and Rent house (if rented) is paid by the renter. All maintenance done by owners. Tractor,Kiser arena drag and water wagon available but owners will typically keep arena maintained with this equipment. Stalls bedded and maintained by renter. Corriente roping cattle on site, use of them will have to be arranged in lease agreement. We also utilize cutting cattle and sharing them can be arranged as well.

Updated 2 bedroom, 1 bath house can be included with the barn. Price of barn and 2 bedroom house is $2800 per month. Barn alone is $2,000 per month. House has central heat and air as well as appliances. Trash removal included in rent. There is also a 1 bedroom/1 bath house available for barn help or assistant housing. Pets allowed with pet deposit of $250 but all pets must be vaccinated, controllable and NOT chase stock unless it is a working cattle dog asked to do so. **References required**

Lease contract will be arranged. Owners reserve the right to access and use the arena for team roping or riding with multiple visitors at ANY TIME (this does not mean we will disrupt any activities currently going on or interfere with renters training activities. We can communicate and share the arena). Pasture turn outs will also be shared with the owners. Pasture turn outs will also be limited to prevent over grazing. Barn is located in Overbrook,OK 10 miles south of Ardmore,OK. Lake Murray 5 mins away. Located in the heart of horse country and half way between Oklahoma City and Fort Worth,TX. We do live on the property as well and have our horses in another barn but don’t need the bigger barn anymore as we’re downsizing and not going to continue training outside horses for the public. We’re are easy to get along with people that mind our own business and are good on our word.
