NOTICE is hereby provided that the State Board of Land Commissioners (“Board”) has authorized an auction for a lease on the following parcels of state trust land located in Park County, Colorado:

The above-described lease parcel will be auctioned for lease. The minimum acceptable bid for this parcel is $9,484.80 per year ($19.76 per AUM, Tier 1). The publication of this Notice on June 10, 2024 begins a notice and public bid period during which sealed bids may be submitted to the Board. To be considered, sealed bids must be received by 4 p.m. on July 01, 2024 by the Board’s Southwest District Office located at 918 4th St. Ste. B, Alamosa, CO 81101.

Sealed bids must be submitted on the Board’s Agricultural Lease Application which can be requested from the Southwest District Office (719-589-2360) OR found at the Board’s website at the following link: https://slb.colorado.gov/public-bids-for-leases The application materials must contain the Agricultural Lease Application with a check for the $100 non-refundable application fee, a Resource Management Questionnaire and a separate check for the full amount of the first year’s rental bid. Additionally, the application materials must include the Agricultural Grazing Lease Proposal – Information Required.

The words “Sealed Bid for Antero Junction” must be clearly marked on the outside of the sealed envelope. Sealed bids received via facsimile or electronic mail will not be considered.

Board staff will open the sealed bids at 10:00 A.M. on July 2, 2024 at the office of the Board, 918 4th St. Ste. B, Alamosa, CO 81101. This Bid Opening will be open to the applicants and to the public in general.

Participation in the bidding process does not create any rights for the winning bidder or anyone else participating in the bidding process.

The successful applicant will be required to cooperate with the Board in complying with the mandates of § 36-1-118(1,2,3) and § 36-1-119.



Property Information:



Location: Approximately 20 miles south of Fairplay, CO

AUM’s: 480

Minimum Bid: $9,484.80 ($19.76 per AUM, Tier 1)

Lease Term: 10 years

Improvements: Approximately 7.2 miles of boundary fence, of which, approximately 2.1 miles is highway fence. There is a 1.9 mile east-west cross fence along Salt Creek Road (NF 435). The north boundary fence in Sections 34 and 35 T12S R77W and the south boundary fence in Sections 14 and 15 T13S R77W will need extensive repair/replacement prior to livestock turnout. Additionally, all other boundary fence will need to be inspected and repaired/replaced as necessary prior to livestock turnout.

Water: A new solar well in T13S R77W Section 2. The State Land Board will supply the tire tank and the well pump is lessee provided.

Use of Property: Grazing.

Other: Lease parcels are designated in the State Land Board’s Stewardship Trust program

Application Additional Conditions: Sealed bid application materials must include the Agricultural Grazing Lease Proposal – Information Required answers to the questions.

Lease Additional Conditions: An annual grazing plan is required for the duration of the lease.



Possession: Upon receipt of confirmation letter



All leases will be “as is where is”. An agricultural lease for this property is not in effect.
