Description:
Remodeled 3/2 Bath Manufactured Home about 1500sq ft in Lipan, Tx on 10 Acres with Horse Loft-style barn. Approximately 1 hour 10 minutes to Fort Worth, about 30 Minutes to Stephenville, Weatherford, Mineral Wells. This is located on the edge of a ranch and has its own address, entrance, and utilities. Water, Electricity, Trash, TV, Internet/Phone are not included. Water from house via hose provides water for barn/horses.



House sits on 1 acre lot with barn, adjacent is another 1 acre pasture, then adjacent to that is about 8-10 more acres. House has a 4’ cattle panel fenced backyard for pets, you can add chicken wire for smaller pets.



Fencing around barn is smooth wire, fencing on larger pastures is barbed wire. No livestock other than horses are permitted. Ranch rules apply as far as no outdoor cooking during burn bans or severe drought such as now, never any outdoor fires or fireworks, no loud parties, no riding four-wheelers and tearing up the pastures, or loose dogs in pastures.



There is not currently an arena, but area has been just shredded and with my tractor we could do some additional dirt work if desired.



Ideal candidates would do some work around place in exchange for portion of rent or for additional privileges such as hunting, fishing, horseriding across rest of the ranch. Hay is sometimes available for purchase from my ranch, unfortunately not this year due to drought. Square bales could be kept in another barn I have on site if details are worked out in advance.



Pasture conditions are dry, field was just shredded, can be included in my annual winter planting if desired.
